West Hyderabad

Last updated: 29 August 2026

Featured Image of West Hyderabad

West Hyderabad is Hyderabad's largest employment-led residential corridor, stretching from the established Madhapur–HITEC City–Raidurg–Gachibowli–Financial District belt towards Kokapet, Narsingi, Tellapur, Kollur and Velimela. The north-western side also extends towards Kondapur, Miyapur, Chandanagar and Patancheru. It is not an official single locality or one fixed civic zone. In practical use, “West Hyderabad” describes the part of the city built around the IT corridor, Outer Ring Road, NH-65, premium residential growth and the newer housing markets expanding beyond the established job hubs.

As of August 2026, West Hyderabad remains one of the city's widest property markets. Housing.com shows an average asking rate of about ₹8,862 per sq. ft. across its West Hyderabad dataset. Locality averages vary sharply: around ₹11,263 per sq. ft. in Kokapet, ₹11,174 in Financial District, ₹11,027 in Gachibowli, ₹9,556 in Narsingi, ₹8,425 in Tellapur, ₹6,008 in Kollur and ₹5,397 in Patancheru. At the same time, infrastructure work is active across the corridor. HMRL floated a General Consultant tender on 12 August 2026 for Phase-II corridors including the 11.6 km Raidurg–Kokapet Neopolis extension, while major H-CITI flyover and underpass works at Gachibowli crossed 30% progress in August.

What is West Hyderabad?

West Hyderabad is not one locality. It is a common name used for the west side of the city. People use this term while searching for IT hubs, homes, property rates, maps and places to live. It does not have one fixed civic border.

The main job belt starts from Madhapur and HITEC City. It runs through Raidurg, Gachibowli and Financial District. The housing belt then moves towards Kokapet, Narsingi, Tellapur, Kollur and Velimela.

Is West Hyderabad the same as Cyberabad?

No. West Hyderabad is a geographical and real estate term. Cyberabad Municipal Corporation is an administrative body. In February 2026, Telangana reorganised Hyderabad's core urban region and created Cyberabad Municipal Corporation with Serilingampally, Kukatpally and Quthbullapur zones. However, the broader real estate term “West Hyderabad” also includes outer localities such as Tellapur, Kollur and Velimela, so the two terms should not be treated as the same thing.

West Hyderabad Map, Location and Growth Corridors

The main IT core is around Madhapur, Raidurg, Gachibowli and Nanakramguda. The premium housing belt is around Kokapet and Narsingi. Tellapur, Kollur and Velimela lie farther west. Miyapur and Patancheru are on the north-west side.

West Hyderabad is a map and real estate term. It is not one single ward, mandal or city zone. This is why the list of areas can change from one map to another.

A more useful way to understand the West Hyderabad map is through three connected corridors.

1. HITEC City–Gachibowli–Financial District Corridor

This is the established employment core. Madhapur, HITEC City, Raidurg, Gachibowli and Nanakramguda have the largest concentration of offices, technology campuses, hotels, hospitals and rental housing. Residential prices and rents are also among the highest in this part of the western corridor.

2. Kokapet–Narsingi–Neopolis Corridor

This is the premium high-rise extension of the Financial District. ORR access, newer road infrastructure and large luxury projects have pushed Kokapet and Neopolis into a higher price band than most outer western areas.

3. Tellapur–Kollur–Velimela Corridor

This is one of the newer large-township belts. It sits farther from the established office core but benefits from ORR access and larger land parcels. Buyers often compare this belt with Kokapet because the entry price is lower, while Gachibowli and Financial District remain reachable through the ORR.

4. Miyapur–Chandanagar–Patancheru Corridor

This north-western belt follows NH-65. Miyapur already has Red Line Metro access. Chandanagar, BHEL and Patancheru extend the housing market farther west. The proposed 13.4 km Miyapur–Patancheru Metro corridor is intended to strengthen this route further.

What is West Hyderabad Famous For?

West Hyderabad is famous for IT jobs, premium apartments and strong ORR access. It is the main office belt of Hyderabad. Many global companies have large campuses in this part of the city.

The area is also known for:

  • HITEC City
  • Financial District
  • Kokapet Neopolis
  • Nehru Outer Ring Road
  • Large gated communities
  • Tall apartment towers
  • International schools
  • Major hospitals
  • Strong rental demand

Major IT and Business Hubs in West Hyderabad

Employment is the main reason West Hyderabad developed faster than many other suburban corridors. The office belt runs continuously from Madhapur and HITEC City into Raidurg, Gachibowli, Nanakramguda and Financial District. Kokapet is now adding another commercial layer closer to Neopolis and the ORR.

The major employment clusters are:

  • HITEC City and Madhapur – established technology and corporate district
  • Raidurg – office and Metro-connected commercial belt
  • Gachibowli – IT, technology, education and corporate campuses
  • Nanakramguda – Financial District and large Grade-A office developments
  • Financial District – technology, banking, consulting and GCC offices
  • Kokapet – growing premium commercial and mixed-use corridor

Best Areas in West Hyderabad in 2026

There is no single “best” West Hyderabad area. The right location changes with workplace, budget and property type. Current asking-rate data also shows a large gap between the premium core and emerging outer areas.

West Hyderabad Connectivity

West Hyderabad has well connected roads to reach all areas of the city easily through

  • NH 65
  • Outer Ring Road
  • Old Mumbai Highway
  • Inner Ring Road

The ORR is the main road for Gachibowli, Financial District, Kokapet and Narsingi. It also links Tellapur and Kollur with the airport and IT hubs.

West Hyderabad Metro Routes – August 2026 Status

The Blue Line serves Raidurg, HITEC City and Madhapur. The Red Line serves Miyapur and Kukatpally. Outer areas such as Kokapet, Tellapur, Kollur and Patancheru do not have a direct working Metro station.

Two proposed Phase-II corridors are especially important for the west side. HMRL lists the 11.6 km Raidurg–Kokapet Neopolis corridor and the 13.4 km Miyapur–Patancheru corridor in its Phase-II plan. These are proposed expansion corridors, not operational Metro lines.

A fresh development came on 12 August 2026, when HMRL opened an RfP for a General Consultant covering a package of Phase-II corridors that includes Raidurg–Kokapet Neopolis. The tender closes on 17 September 2026. This is a real project-processing step, but it should not be described as the line being under passenger operation or close to opening.

Metro Corridor Length August 2026 Status
Blue Line to Raidurg Operational Phase-I corridor Working
Red Line to Miyapur Operational Phase-I corridor Working
Raidurg–Kokapet Neopolis 11.6 km Proposed Phase-II; consultant procurement progressing
Miyapur–Patancheru 13.4 km Listed under Phase-II; not operational

Rail Connectivity

Lingampally is a key rail and MMTS point. It serves Tellapur, Nallagandla, Gopanpally and nearby areas. Hafeezpet and Chandanagar stations serve the Miyapur side.

Airport Connectivity

Airport travel time is not the same for all areas. It can take about 30 to 45 minutes from Gachibowli or Financial District through the ORR. Travel can take longer from Miyapur, Patancheru and the outer housing belt.

West Hyderabad Property Prices 2026

West Hyderabad does not have one standard property rate. The price changes sharply as buyers move away from the established employment hubs. Current Housing.com asking-rate data places the West Hyderabad average at about ₹8,862 per sq. ft., but individual locality averages range from roughly ₹5,397 per sq. ft. in Patancheru to above ₹11,000 per sq. ft. in Gachibowli, Financial District and Kokapet.

West Hyderabad Area Indicative Average Asking Rate – 2026
Kokapet ₹11,263 per sq. ft.
Financial District ₹11,174 per sq. ft.
Gachibowli ₹11,027 per sq. ft.
Narsingi ₹9,556 per sq. ft.
Kondapur ₹8,902 per sq. ft.
Tellapur ₹8,425 per sq. ft.
Velimela Around ₹6,475 per sq. ft.
Kollur ₹6,008 per sq. ft.
Patancheru ₹5,397 per sq. ft.

These are broad online asking-rate indicators as available in August 2026. They should not be treated as fixed market prices. Tower height, builder, land cost, project stage, floor, view, apartment size and launch timing can create a large difference within the same locality. Gachibowli, Financial District, Kokapet and Narsingi are premium markets. Tellapur and Nallagandla offer a mix of homes and daily services. Kollur, Velimela and Patancheru often have a lower entry cost.

Latest West Hyderabad Updates – August 2026

The biggest improvement this page needs is a dated update section. These are current developments that directly affect the western employment and residential corridor.

  • 26 August 2026 – Cyberabad building enforcement: Cyberabad Municipal Corporation demolished 17 unauthorised under-construction buildings and issued further notices as part of a wider enforcement drive. For property buyers, this makes approval checks and sanctioned plans even more important in fast-growing western locations.
  • 21 August 2026 – Tellapur storm-water drain work: Traffic restrictions were announced in Tellapur for about 25 days from 22 August for RCC storm-water drain construction between SBI Bank and MM Wine Mart. Diversions affect movement towards Osman Nagar, Kollur and ORR Exit 2.
  • 14 August 2026 – Roads and footpaths reclaimed: Cyberabad Municipal Corporation reported removal of 345 encroachments across Serilingampally, Kukatpally and Quthbullapur zones, restoring about 12.45 km of roads, footpaths and public space.
  • 13 August 2026 – Gachibowli H-CITI work crosses 30%: Civil work on three flyovers and an underpass around IIIT and Khajaguda junctions crossed 30% progress. Officials were targeting April 2027 for completion. The work is important for one of West Hyderabad's busiest IT commuting zones.
  • 12 August 2026 – Metro Phase-II consultant tender: HMRL floated the General Consultant RfP for a Phase-II package that includes the 11.6 km Raidurg–Kokapet Neopolis Metro corridor. The published tender closing date is 17 September 2026.
  • 13 August 2026 – New residential market data: JLL's Q2 report showed Hyderabad home values rising 2% quarter on quarter even though sales and new launches slowed. This gives buyers a more balanced picture of the 2026 market than simply saying West Hyderabad prices are "booming."

West Hyderabad Civic Administration Changed in 2026

Another major 2026 change is civic governance. On 11 February 2026, the Telangana government reorganised the core urban region into three municipal corporations. Cyberabad Municipal Corporation now covers the Serilingampally, Kukatpally and Quthbullapur zones.

One of the Major Ongoing Prestige Projects in West Hyderabad – Prestige Golden Grove

One of the major ongoing residential projects by Prestige Group in West Hyderabad is Prestige Golden Grove The project is in Velimela, near Tellapur and Kollur, around the ORR Exit 2 growth belt. This location makes the project directly relevant to a West Hyderabad guide because it sits in the newer residential extension beyond the established Gachibowli–Financial District–Kokapet core.

Prestige Golden Grove is spread across 28.7 acres and is planned with 10 high-rise towers. The development has around 5,120 apartments and was launched with 2, 3 and 4 BHK homes ranging from 1,169 sq. ft. to 3,013 sq. ft. The tower structure is planned as 2 basements + 3 podium levels + 52 residential floors. The project was launched on 09 April 2026 and is registered under TS RERA No. P01100010708.

Launch pricing started from around ₹93 lakh. However, buyers should not treat that as a guaranteed current entry price because inventory and builder pricing have changed since launch. The current cost should be checked against the latest available configuration and cost sheet before booking.
